Nashville-based Streamside RV Resorts & Campgrounds has acquired Sandy Pines Campground in Kennebunkport, Maine, through a court-approved sale process, bringing its national portfolio to 40 properties across 17 states. The deal adds a 46-acre coastal asset with 224 sites to Streamside's footprint, reinforcing the company's strategy of targeting experience-driven destinations in supply-constrained leisure markets.

The Property

Situated at 277 Mills Road, Sandy Pines spans 83 RV sites, 46 tent sites, 66 glamping accommodations — including safari tents, A-frame hideaway huts, and glass houses — and 29 seasonal park models. The resort's amenities include a historic lodge, a general store and snack bar, a heated saltwater pool, modern bathhouses, paddleboard and kayak rentals, and curated children's activities, all set against salt marsh views within close proximity to Goose Rocks Beach. The combination of traditional camping infrastructure and upscale glamping inventory positions Sandy Pines squarely within the premium segment of outdoor and experiential hospitality that has drawn significant investor interest in recent years.

Transition & Investment Plans

To protect operational continuity, prior owner Atlantic Hospitality will manage the property through the remainder of the 2026 season. All existing guest reservations will be honored, and the on-site team will stay in place. Streamside plans to layer in national operational resources and evaluate targeted capital investments to upgrade the property's infrastructure in coming seasons, while preserving what Jen Milam, Chief Growth Officer at Streamside, described as the property's distinctive coastal character.
