Connecticut-based Waterford Hotel Group has taken over management of three hotels simultaneously, adding a Marriott-branded property in Ithaca, New York, a restored Art Deco boutique in Miami Beach, and a lakefront historic inn in Wolfeboro, New Hampshire—205 rooms in total across three states.

The Three Properties

The 107-room Courtyard by Marriott Ithaca Airport/University sits less than a mile from Ithaca Tompkins International Airport, with direct access to Cornell University and the Finger Lakes region. The hotel includes The Bistro for breakfast and dinner service, an indoor pool, a 24-hour fitness center, airport shuttle service, and 676 square feet of flexible meeting space that can accommodate up to 50 guests.

In Miami Beach, the 54-room Le Particulier occupies a restored Art Deco building and leans into the nostalgia of 1980s Miami through tropical design cues and individually distinctive guestrooms. The boutique property positions itself around the dining, arts, shopping, and coastal experiences accessible from its central South Beach location—a profile that appeals to the experience-driven leisure traveler increasingly prioritized by independent hotel operators.

The Wolfeboro Inn, a 44-room property on Lake Winnipesaukee in one of New Hampshire's oldest summer resort communities, rounds out the trio. The full-service waterfront hotel features a private beach, two docks, on-site dining at Wolfe's Tavern, and more than 5,600 square feet of event space suited to weddings and corporate retreats. Vaios Theodorakos, President and CEO of ownership group VTT Management Inc., called the Waterford partnership a path toward "investing in the property" while preserving the inn's multigenerational community identity.

Why It Matters for Operators

The three additions illustrate the growing operator demand for third-party management companies capable of running diverse property types under a single platform—branded flagged assets alongside independent boutiques and historic inns with embedded F&B operations. For hospitality management trends watchers, the move signals continued appetite from independent hotel owners to outsource operational complexity, particularly as labor costs and revenue management sophistication raise the bar for in-house teams.

Michael Heaton, President of Waterford Hotel Group, framed the expansion around the company's ability to deploy consistent infrastructure—commercial resources, revenue management, and operational systems—across distinctly different product types. "These additions reflect our continued focus on strategic growth and our ability to deliver value across a broad range of hotel types and markets," he said.

Four Decades, Growing Footprint

With 40 years of hospitality management experience, Waterford has built a portfolio that spans branded and independent hotels throughout the United States. The company's capabilities include operations, sales, marketing, revenue management, finance, human resources, and renovation project management—a full-service stack that ownership groups increasingly seek rather than building internally.

For operators tracking hotel food and beverage programming, the Wolfeboro Inn's Wolfe's Tavern and the Ithaca Courtyard's Bistro represent the kind of embedded restaurant operations that third-party managers must now run with the same rigor applied to rooms revenue. As Food & Beverage Magazine has noted, hotel F&B has become a meaningful differentiator for properties competing on guest experience rather than rate alone—a dynamic that applies equally to a lakefront New Hampshire inn and a Marriott-flagged airport hotel.
