Viceroy Hotels Plants Flag in Manhattan's Competitive Luxury Market Viceroy Hotels & Residences has announced Viceroy Park Avenue, its first hotel in New York City, scheduled to open in December 2026 at the corner of Park Avenue South and 29th Street in Manhattan's NoMad neighborhood. The 252-room property marks the brand's return to New York after a prolonged absence and signals aggressive expansion into one of the world's most competitive luxury hospitality markets. The hotel will be designed by Meyer Davis Studio and operated by Highgate, with food and beverage programming developed in partnership with TAO Group Hospitality. The property is a joint venture between Highgate, TAO Group, and real estate firm BGO.
Room and Amenity Strategy Viceroy Park Avenue will feature oversized guestrooms and suites, including four presidential suites ranging from 755 to 2,100 square feet. The property's signature offering is a 2,100-square-foot Wellness Penthouse equipped with a private infrared sauna, cold plunge, fitness equipment, recovery technology, indoor fireplace, and outdoor terrace. A dedicated spa and fitness center on the third floor will include four treatment rooms, sauna, steam room, cold plunge, and Technogym-equipped fitness facilities. The hotel will also feature a rooftop pool and lounge with cocktail service and approximately 4,500 square feet of meeting and event space.
Dining and Experience Positioning TAO Group will lead the property's food and beverage strategy, operating a ground-floor restaurant and café alongside the rooftop pool bar and cocktail lounge. The partnership extends to event programming, with TAO Group's culinary offerings available for private occasions. Over 15,000 square feet of event space has been designed with flexibility to accommodate individual meetings or larger celebrations. Three dedicated event spaces can be configured individually or combined for larger functions.
CEO On Market Conviction "New York remains one of the most attractive and enduring hospitality markets in the world, and Viceroy Park Avenue reflects our conviction in the city's long-term growth and global appeal," said Matthew Cervino, Managing Partner at BGO. "By combining a premier location, differentiated luxury offerings, and best-in-class operating partners, we believe this investment is exceptionally well-positioned to deliver lasting value for our clients while setting a new standard for luxury hospitality in one of the world's most dynamic destinations." Arash Azarbarzin, CEO of Viceroy Hotels & Residences, said: "Viceroy Park Avenue represents an exciting milestone for our brand and a natural next step, as we continue shaping a more thoughtful, experiential approach to luxury hospitality. Today's travelers are looking for moments that feel authentic, personal, and connected to the places they visit. With Viceroy Park Avenue, we are creating a hotel that reflects the energy and cultural spirit of New York City while delivering a style of hospitality that feels refined yet relaxed, elevated yet human. New York is one of the most important hospitality markets in the world, and our return to the city is an important step in the continued growth of the Viceroy brand." Noah Tepperberg, Co-CEO of Tao Group Hospitality, added: "Viceroy has built a reputation for delivering distinctive luxury hospitality experiences, and we're excited to partner with such an iconic brand. We look forward to bringing our expertise in hospitality and dining to the property and creating compelling food and beverage experiences for both guests and locals alike."
Broader Portfolio Expansion Viceroy Park Avenue joins a growing pipeline that includes The Observatory Sun Valley, opening fall 2026 in Idaho, plus planned properties in Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico, and the Hudson Valley. Recent openings include Viceroy at Ombria Algarve in Portugal and Viceroy Residences Brickell in Miami. The brand has also partnered with African Bush Camps to operate three safari lodges in Botswana and Zambia.
Why It Matters
For hospitality operators and investors, Viceroy Park Avenue signals a broader shift toward experiential, wellness-integrated luxury properties in gateway cities. The hotel's emphasis on oversized rooms, integrated F&B partnerships (rather than in-house operations), and destination-driven programming reflects evolving traveler preferences—especially among high-net-worth individuals seeking both retreat and cultural immersion. The 2026 opening timeline also underscores accelerating development in Manhattan's midscale luxury segment as major brands compete for share of the affluent traveler market.
