A 31-story, full-service hotel that has long anchored downtown Springfield, Illinois is heading to a court-supervised bankruptcy auction, offering hospitality investors and redevelopment groups a rare chance to acquire one of Central Illinois' largest and most visible lodging assets.
Hilco Real Estate, LLC, a practice of Hilco Global, has set September 15 as the bid deadline for the former Wyndham City Centre at 700 E. Adams Street. The sale is being conducted under approval by the U.S. Bankruptcy Court for the Western District of Texas (San Antonio), Case No. 5:26-bk-50689, In re: Tower Capital Group, LP.
The Property
Originally constructed in 1972, the tower totals approximately 374,200 square feet and contains 369 guestrooms and 27 apartments, making it one of the largest hospitality assets in the Springfield market. The property spans an entire city block and includes a restaurant, lounge, café, indoor pool, fitness center, business center, and adjacent structured parking. A rooftop communications lease generates more than $12,000 in monthly revenue and is available separately from the real estate.
For operators and event-focused buyers, the most compelling feature may be the roughly 50,000 square feet of meeting, banquet, and event space — infrastructure already configured for conventions, government functions, corporate meetings, association gatherings, and social events. The combination of guest room inventory, food and beverage outlets, and convention-scale event facilities gives bidders multiple paths to repositioning the asset.
Location and Demand Drivers
The property sits adjacent to the Bank of Springfield Center and within walking distance of the Illinois State Capitol, the Abraham Lincoln Presidential Library & Museum, and Lincoln Home National Historic Site — a cluster of government and tourism demand generators that supports year-round hotel occupancy. Proximity to Amtrak service adds a transient business travel layer that many secondary-market hotels lack.

Coté noted that between parking revenue, communications antenna income, retail and restaurant space, the 50,000-plus square feet of meeting space, and a mix of multifamily and hospitality rooms, the offering gives developers multiple monetization options.
