Rockpoint and Newbond Holdings have acquired the Hotel Maren Fort Lauderdale, Curio Collection by Hilton, with food and beverage improvements identified as a key lever in the property's repositioning. The two firms flagged plans to enhance the hotel's dining and bar outlets alongside upgrades to public areas, signaling that F&B programming will play a central role in elevating the asset's market positioning.

The 12-story, 141-room oceanfront property sits on a 0.8-acre parcel at 525 South Fort Lauderdale Beach Boulevard, just south of Las Olas Boulevard. Built in 2021, every guestroom offers ocean or intracoastal waterway views. Existing amenities include an oceanfront pool and sun deck, multiple dining and bar concepts, retail space, meeting and event venues, and a fitness studio — a full-service amenity stack that gives the new owners a platform to drive both room-rate and ancillary revenue.

The Investment Thesis

Rockpoint, a Boston-based real estate private equity firm, and Newbond Holdings, a vertically integrated hospitality investment platform, are deepening a partnership that previously produced the acquisition of the Westin Tampa Waterside in September 2025. Financial terms of the Hotel Maren transaction were not disclosed.

Patrick Ryan, Managing Director at Rockpoint, pointed to the submarket's long-term fundamentals as a core part of the rationale. Neil Luthra, Founding Partner of Newbond Holdings, was more specific about the location's upside: "Fort Lauderdale Beach continues to evolve as a destination, and we see tremendous opportunity in this particular stretch south of Las Olas," he said, adding that surrounding investment activity makes the asset's positioning increasingly compelling.
