Apartment-hotel operator Placemakr is opening its second Arizona location — Placemakr Tempe, Apartments by Hilton — on December 2, 2026, betting on sustained demand for extended-stay accommodations in the greater Phoenix market. The property began accepting bookings on November 2 through the Apartment Collection by Hilton platform.
The Property
The 87-unit property sits within Shorehaven, a newly constructed 722-unit Class-A residential community developed by Silverstein Properties at 1310 Vista Del Lago Drive along Tempe Town Lake. Accommodation types range from studios to three-bedroom apartments, and guests can access a resort-style pool, game lawn, clubroom, and fitness center. The broader Shorehaven development also incorporates boutique retail, dining, entertainment, and office space — positioning it as a mixed-use destination just minutes from the ASU campus and downtown Tempe.
"Shorehaven was envisioned as a dynamic, mixed-use community that brings together residential, retail, dining and hospitality in one of Tempe's most distinctive lakefront settings," said Jamison Divoll, Vice President of Development at Silverstein Properties. "Our partnership with Placemakr and Hilton is an exciting extension of that vision."
Why Phoenix, Why Now
The opening reflects a deliberate push into a market where flexible-living supply has struggled to keep pace with demand. "The greater Phoenix hospitality market has performed well over the past half decade, and demand for apartment-style stays is outpacing supply — so we're doubling down," said Jason Fudin, CEO and Co-founder of Placemakr. "Tempe is a natural fit for what we do, with a mix of business, university and leisure demand."
For hospitality operators tracking the extended-stay and hybrid-living segment, the Tempe opening underscores how the apartment-hotel model is maturing from an experimental format into a scalable asset class. Placemakr now operates six properties under the Apartment Collection by Hilton brand alongside locations in Atlanta, Salt Lake City, Pittsburgh, Huntsville, and Austin. Hilton Honors members who book directly through preferred Hilton channels can earn and redeem points on eligible stays, giving the brand a loyalty-driven distribution advantage that traditional extended-stay products often lack.
The mixed-use context of the Shorehaven development is particularly relevant for restaurant and hospitality operators evaluating the neighborhood's commercial potential. With boutique dining and retail woven into the community's ground floor and a captive population of long-stay hotel guests alongside nearly 700 residential units, the development presents a concentrated, high-frequency consumer base. That kind of density is increasingly attractive to food-and-beverage concepts seeking reliable foot traffic in mixed-use environments.
