Nobu Brings Residential Expansion to Pacific Northwest

Nobu Hospitality announced the arrival of Nobu Bellevue Residences, marking the brand's first completed and move-in ready residential development in the United States. The mixed-use project, owned by Silverstein Properties, will relaunch under the Nobu brand in late 2026.

Project Scale and Design

Located in downtown Bellevue across a full city block, the development encompasses two luxury residential towers with 365 condominiums. Residences feature panoramic views of Lake Washington, the Seattle skyline, and the Olympic Mountains.

The design philosophy emphasizes "understated luxury," blending Japanese minimalism with Pacific Northwest warmth and natural textures. The project will introduce branded public spaces, signature residential services, and a future Nobu restaurant anticipated to open in 2027.

Strategic Market Positioning

Bellevue represents one of the country's fastest-growing luxury markets, making it a strategic entry point for Nobu's residential portfolio expansion. The Seattle metro area has emerged as a global hub for technology, culture, and wealth creation—key demographics for the brand.

"Nobu Residences Bellevue represents an important milestone for our residential growth in the United States," said Trevor Horwell, Chief Executive Officer of Nobu Hospitality. "Bellevue continues to emerge as a global city for innovation, culture, and luxury living, making it a natural fit for the Nobu lifestyle. Together with our partners, we are creating a residential experience rooted in thoughtful design, service from the heart, and a strong sense of place."

Shawn Katz, President of Silverstein Capital Partners, added: "Bellevue has established itself as a sophisticated, globally connected luxury destination, and this project will define its next chapter. Our partnership with Nobu is rooted in a shared vision: to deliver a landmark lifestyle experience defined by world-class dining, extraordinary design, and uncompromising service. With a Nobu restaurant and the introduction of Nobu Residences to the Pacific Northwest, we are not just raising the bar. We are setting an entirely new one."

Broader Residential Strategy

The Bellevue project joins Nobu's expanding residential portfolio across North America, Europe, the Middle East, and Asia. The development signals the brand's evolution beyond hospitality into fully integrated lifestyle communities, with residents gaining direct access to curated dining and elevated amenities.

Polaris Pacific is handling sales as the project's sales agent.

Why It Matters

For operators and hospitality investors, Nobu's residential expansion demonstrates how luxury F&B brands are capturing value beyond traditional restaurant operations. The integration of a Nobu restaurant within a 365-unit residential tower creates a captive high-net-worth audience and predictable food-and-beverage revenue—a model increasingly attractive to developers in premium markets. The 2027 restaurant timeline also suggests Nobu is staggering openings to maximize impact and staffing efficiency.
