Atlanta-based Noble Investment Group has hired Matt Noland as Director, Capital Markets, adding a hospitality finance veteran to its leadership team as the firm continues managing more than $5 billion in assets focused exclusively on travel and hospitality.
Noland will concentrate on strategic asset realizations and debt origination and management across Noble's portfolio of upscale select-service, upscale extended-stay, and branded long-term accommodations properties. His appointment signals a continued emphasis on disciplined capital structuring at a firm that has invested through multiple market cycles since its founding in 1993.
Noland's Background
Noland brings a multi-layered finance background that spans both the debt and equity sides of hospitality real estate. Before joining Noble, he worked at Peachtree Group, handling portfolio management and the execution of hotel acquisition and disposition transactions. Earlier, as a member of the Debt Capital Markets team at JLL, he supported the placement of nearly $1.0 billion in debt and equity capital for acquisitions, refinancings, and ground-up developments. He also held credit and investment banking roles at Truist Securities and SunTrust Robinson Humphrey. He holds a B.S. from Clemson University and is completing his M.B.A. at Emory University's Goizueta Business School.
"Matt has raised debt, managed assets, and executed dispositions — the full arc of a hold period," said Adi Bhoopathy, Managing Principal and Head of Capital Markets at Noble. "That combination strengthens how we structure capital at entry, manage risk through the cycle, and realize value at exit."
Why It Matters for Hospitality Operators
For hospitality operators and investors tracking capital flows into the lodging sector, Noble's hire underscores sustained institutional appetite for the upscale select-service and extended-stay segments. Noble invests on behalf of public pension plans, endowments, foundations, insurance companies, and wealth managers — the kind of long-duration capital that drives branded hotel development and repositioning activity across the country. The firm is recognized among PERE's Top 200 Global Investment Managers.
As hospitality real estate financing remains sensitive to interest rate movements, firms with deep in-house debt origination expertise are better positioned to identify acquisition inflection points and manage refinancing risk without relying solely on external advisors. Noland's dual experience in asset management and debt capital markets addresses precisely that gap.
For operators and brands in the extended-stay and select-service space, understanding who controls institutional capital and how it is deployed is increasingly important context — particularly as restaurant and food-and-beverage programming within hotel assets continues to factor into underwriting and asset-value decisions.
