A new Margaritaville resort development on the shores of Table Rock Lake in Branson, Missouri is bringing the brand's food-and-beverage programming to the Ozarks, with an on-site restaurant and tiki bar anchoring a broader leisure amenity package at the property.
MRG Development has broken ground on Margaritaville Lake Cottage Resort Branson, with Phase One targeting approximately 40 to 50 whole-ownership cottage units. Beyond the dining and bar outlets, the resort plan includes an outdoor pool with private cabanas, an indoor pool, pickleball and basketball courts, a fitness facility, an outdoor pavilion, and access to more than 15 miles of hiking trails — a programming mix increasingly common in branded leisure real estate designed to drive on-property dwell time and F&B capture rates.
The F&B Angle
For hospitality operators tracking the intersection of branded residential and food-and-beverage, the Margaritaville model is instructive. The tiki bar and restaurant are not incidental amenities — they are core to the brand identity that Jimmy Buffett's Margaritaville built over decades in the resort and hospitality space. Embedding those outlets within a whole-ownership cottage community creates a captive guest base and positions F&B as a daily touchpoint for owners and their guests alike. Operators considering licensed or franchise partnerships with lifestyle brands will recognize the formula: a recognizable culinary identity lowers the marketing burden for new openings in leisure markets.
The Branson location also benefits from proximity to the 76 Country Boulevard entertainment corridor, a high-traffic strip of dining, live entertainment, and family attractions that draws significant tourism volume to the area each year. Access to that corridor, combined with Table Rock Lake's boating, fishing, and water-sports draw, gives the resort's F&B outlets a dual demand driver — both the captive owner community and walk-in or drive-in leisure traffic.
Market Momentum
The Lake Cottage Resort is MRG Development's second Margaritaville-branded project in Branson. Its first, Margaritaville Vacation Suites Branson — a conversion of an existing hotel into 101 fully furnished one- and two-bedroom suites — crossed the 50% sold threshold within 90 days of launch, with only eight units remaining in its initial release at the time of this announcement. That sales velocity signals genuine consumer appetite for the brand in the Midwest leisure market, a region that has attracted growing hospitality investment as travelers diversify beyond coastal destinations.
The two projects are positioned at different price and lifestyle points. The Vacation Suites product sits within the entertainment district, offering walkable access to Branson's dining and show venues. The Lake Cottage Resort trades that urban-adjacent address for larger footprints, lake access, and a more resort-immersive ownership experience — effectively giving the developer two distinct buyer profiles and two distinct F&B catchment strategies within the same market.
