Margaritaville Launches Branson Ownership Model
Margaritaville and MRG Development have announced plans for Margaritaville Vacation Suites Branson, a 101-unit hospitality-driven real estate project on the Strip (Highway 76) in Branson, Missouri. The development converts an existing hotel property into spacious ownership suites designed for extended stays and leisure travelers.
Project Details
The property will include 76 one-bedroom suites and 25 two-bedroom units, each with layouts larger than standard hotel rooms. Ownership opportunities begin at $219,000 for one-bedroom suites and $339,900 for two-bedroom suites. Owners can opt into a managed rental program when not using their units personally.
"We are excited to introduce Margaritaville Vacation Suites to Branson, delivering a product that blends lifestyle, location, and accessibility," said Mark Mathes at MRG Development. "This project brings a fresh, modern hospitality experience to the Strip while giving buyers the opportunity to own a piece of a brand they already know and love."
Market Position
The development targets a gap in Branson's mid-upscale market for family-oriented, extended-stay accommodations. The property's location near attractions including Dolly Parton's Stampede, the Titanic Museum, and Silver Dollar City positions it to capture leisure travelers seeking longer-term accommodations.
Branson has seen recent infrastructure investment, including a completed $12 million Downtown Streetscape project, with additional enhancements planned. The area remains a significant Midwest tourism destination, drawing more than 20 million annual visitors across its portfolio.
Margaritaville's Expanding Real Estate Portfolio
The Branson project marks Margaritaville's continued expansion into branded real estate ownership models beyond its hotel and resort operations. The brand operates over 40 lodging locations globally and has more than 20 additional projects in development across hotels, resorts, branded residences, RV destinations, and gaming properties.
Margaritaville's real estate portfolio includes Latitude Margaritaville (55+ active adult communities), Margaritaville Cottages, Villas and Residences, One Particular Harbour by Margaritaville, and Margaritaville Vacation Club. The brand's food and beverage concepts include Margaritaville Restaurant, JWB Prime Steak and Seafood, 5 o'Clock Somewhere Bar & Grill, and LandShark Bar & Grill.
Why It Matters
For hospitality operators and investors, the Branson project reflects shifting consumer preferences toward fractional ownership and vacation-home-style accommodations in leisure markets. The mid-range pricing positions the project to compete with both vacation rental platforms and traditional timeshare models, potentially attracting buyers who view extended-stay ownership as a lifestyle investment rather than purely a financial play.
