The Hampton Inn by Hilton South Plainfield-Piscataway has completed a full property renovation, owner-operator Buffalo Lodging Associates confirmed, touching every guest room and major public area of the 5-story, 107-room hotel at 205 New World Way in South Plainfield, New Jersey.

What Changed

The scope of work spans both the interior and exterior. Guest rooms received new bathrooms, fixtures, tile, carpeting, furniture, bedding, and artwork. The lobby was redesigned with contemporary color palettes, new furniture, updated flooring, and fresh wall treatments. Outside, the building was fully repainted and outfitted with new patio furniture. The fitness center was upgraded with new equipment and flooring, while meeting and boardroom spaces were also refreshed to better serve business travelers and small groups.

"From the modern accommodations to the inviting meeting areas, every detail has been thoughtfully updated to provide our guests with a comfortable, productive, and memorable stay," said Michael Koleser, General Manager.

Operator Implications

For hospitality operators in the competitive mid-scale segment, the renovation underscores a broader industry push to protect brand standards and guest satisfaction scores through proactive property investment. The South Plainfield location sits at the junction of I-287 and I-95, one hour southwest of New York City, six miles from Rutgers University, and 23 miles from Newark International Airport — a corridor that draws both corporate and group travel demand. Refreshed meeting facilities, including a naturally lit meeting room and boardroom, position the property to capture small-group and corporate event business alongside transient guests.

The hotel continues to offer the full Hampton by Hilton amenity suite: complimentary hot breakfast, breakfast-to-go bags, complimentary Wi-Fi, an outdoor heated pool, pet-friendly accommodations, and the brand's 100% Hampton Guarantee. Hampton by Hilton operates 2,765 properties across 33 countries and has ranked as the No. 1 lodging franchise in Entrepreneur's annual ranking for 13 consecutive years.

Buffalo Lodging Associates, in partnership with Benderson Properties, LLC, owns and operates hotels across New York, New England, New Jersey, Ohio, and Florida. The renovation at South Plainfield reflects the company's stated focus on maintaining product quality through design investment — a strategy that aligns with what hospitality industry research consistently shows about the link between physical plant condition and guest review scores. For operators tracking capital allocation decisions in the limited-service sector, this project offers a useful benchmark for full-property refresh scope and positioning.
