New Oceanfront Hotel Channels Midcentury Design, Surf Culture Dune House Hotel & Spa, a 193-room independent hotel operated by Sage Hospitality Group, has completed its transformation of the former One Ocean Resort & Spa in Atlantic Beach, Florida. The reimagined property sits at 1 Ocean Boulevard, a storied address that has hosted guests since 1973 as the Sea Turtle Inn and later as One Ocean Resort & Spa. The hotel's design draws from the area's midcentury architecture and surf culture, incorporating clean lines, collected furnishings, handcrafted ceramics, and local artwork. Interiors feature warm woods, woven textures, and a sun-washed palette inspired by sand, sea, and vintage surfboards. Guestrooms and suites offer expansive ocean views.
Four Dining Concepts Coastal Farmer, the signature oceanfront restaurant led by Executive Chef Daniel Tederous and Director of Food & Beverage Kiwi Dabold, highlights regional purveyors including Mayport Fishery, Georgia's Chatel Farms, and Claxton Poultry Farms. Standout menu offerings include East Coast Oysters, 16 oz. Dry-Aged NY Strip from Chatel Farms, and Chef de Cuisine Nicolos Kes' signature Flounder served with haricot vert and caper brown butter. The venue includes a 54-seat bar lounge and an oceanfront patio seating 48. Three additional concepts complete the culinary program: Cafe Dune for coffee and light fare; Sea Turtle Scoops, a nostalgic ice cream shop serving Mayday Ice Cream; and poolside Soothsayer, a tiki-inspired bar and small-bites concept.
Spa and Coastal Experiences The revitalized Dune House Spa incorporates ocean minerals and coastal botanicals into treatments, with signature offerings including the Dune House Signature Massage, Seaside Thermal Renewal body ritual, and Luminous Facial. Guests have access to an oceanfront pool, direct beach access, and complimentary beach chairs and umbrellas. On-property experiences include JAX Surf & Paddle, which offers surf and paddleboard rentals, guided lessons, and beach yoga. The hotel also provides bicycles and a 24-hour fitness center, along with a complimentary "Leave One, Take One" library.
Community Integration The property is steps from Beaches Town Center, with exclusive perks offered at participating merchants. "This property has always had a special place in the Atlantic Beach community and preserving that sense of belonging has been deeply important to us," said Erik Kreft, General Manager of Dune House Hotel & Spa. "We're incredibly proud to have local ownership that understands the significance of this property and shares our commitment to its future." The design was led by Sage Studio in collaboration with New York-based Islyn Studio, with the hotel's name nodding to late Jacksonville architect William Morgan's iconic 1975 Dune House residence, built into the dunes less than a mile away.
Events and Amenities Dune House offers more than 10,000 square feet of indoor and outdoor event space for weddings, meetings, and celebrations. "Dune House represents a meaningful investment in one of Atlantic Beach's most recognizable properties and in the experiences that make this community distinctive," said Daniel del Olmo, president and CEO of Sage Hospitality Group. The property was acquired in July 2024 by a joint venture including Sage Investments, Aspect Real Estate Group, Corner Lot, and Kelco Management and Development.
