Will Kimbrough will perform the first official tribute concert ever staged inside the Chart Room at Pier House Resort & Spa in Key West on Labor Day, Sept. 7, 2026, from 10 a.m. to noon—a setting that holds outsized significance in American music history and, increasingly, in hospitality.

The show, titled Live in the Chart Room with Will Kimbrough, is part of the Just a Few Friends festival marking the third anniversary of Jimmy Buffett's passing. Because the bar's footprint has barely changed since Buffett first played it for tips and drinks in late 1971, capacity is capped at 40 people, including the bartender. Guests begin with a beachside brunch before moving inside for the acoustic set.

Why the Venue Matters

When Buffett arrived in Key West with songwriter Jerry Jeff Walker in November 1971, the Chart Room at the then-new Pier House Motel was their first stop. The bar became Buffett's home base and the site of his debut Key West performance. It was there that bartender and future collaborator Tom Corcoran handed Buffett his first Key West beer, Buffett met his future wife Jane Slagsvol, and he befriended bartender Phil Clark—whose smuggling and sailing stories helped inspire "A Pirate Looks at Forty." Little about the room has changed in the intervening decades: peanut shells still hit the floor, the décor remains weathered, and the bar's irreverent character is deliberately preserved.

That cultural continuity has taken on fresh commercial weight. In July, the 142-room Pier House sold for $190 million to a global investment firm, placing a striking valuation on the five-acre oceanfront property surrounding one of Key West's smallest bars. General Manager Robert "Bob" Spoto, who will remain in place under the new ownership, was direct about the Chart Room's future: "The Chart Room has never tried to clean up its act, and hopefully it never will. People's ashes are buried in that bar. You shell your peanuts onto the floor. It's gritty, funny, a little irreverent and full of ghosts—in the best possible way. That's what we promise to protect."

The Performer's Connection

Kimbrough was among Buffett's closest creative collaborators during the final two decades of his recording career, contributing songwriting and session work to every Buffett studio album released in that span, from License to Chill through Equal Strain on All Parts. Their posthumously released collaboration "Bubbles Up"—the first single from Buffett's final album—drew praise from Paul McCartney for Buffett's vocal performance. Kimbrough also recently completed the "Keep the Party Going" tour with Buffett's Coral Reefer Band.

"That room is part of the reason those songs exist," Kimbrough said. "Sitting in that little bar with a guitar, playing songs I wrote with Jimmy and sharing the stories behind them will be incredibly special."

Operator Takeaway

For hospitality operators, the event illustrates how historic on-premise spaces—even tiny, unpolished ones—can command premium experiential programming and justify significant asset valuations. The $190 million Pier House transaction and the sold-out-scale intimacy of a 40-seat concert underscore a broader trend in hospitality venue programming: scarcity and authenticity drive demand in ways that square footage alone cannot. For food-and-beverage operators managing legacy venues, the Chart Room model suggests that resisting renovation pressure can itself become a revenue and brand strategy.

The Just a Few Friends festival runs Sept. 2–7, 2026, across Key West historic locations, featuring songwriter performances, walking tours, and storytelling events. Operators curious about how storied restaurant and bar venues are being repositioned as cultural destinations will find the Chart Room's trajectory worth watching.
