New Coffee Concept Expands in Downtown Las Vegas Almond & Oat, a specialty coffee bar founded by entrepreneur Kyle Cunningham, has opened its third location at shareDOWNTOWN in the Las Vegas Arts District. The 1,400-square-foot café features approximately 30-plus seats with custom-built banquettes and street-facing bar seating.
Menu and Concept The café focuses on handcrafted, vegan-friendly drinks made with oat milk, premium specialty coffee, and house-made syrups. Signature offerings include the Honey Sea Salt Latte, Oatmeal Cookie Latte, scratch-made Horchata Latte, and Banana Matcha. The menu also includes matcha creations, fresh pastries, and savory options. The space is designed with wood herringbone floors, natural textures, greenery, and soft lighting. Hours are 7 a.m. to 5 p.m. daily.
Growth Timeline Almond & Oat launched in 2023 in Henderson, Nevada, followed by a second location in southwest Las Vegas in December 2025. The Arts District café marks the concept's expansion into the neighborhood as part of shareDOWNTOWN's retail strategy. "The Arts District has developed into one of the most creative and community-driven neighborhoods in Las Vegas," said Kyle Cunningham, founder and CEO of The Coffee Class and Almond & Oat. "We're excited to bring Almond & Oat into that environment and create a space that feels welcoming and connected to the energy of the neighborhood." Jason LeDell, managing partner of Cherry Development (which owns shareDOWNTOWN), said the retail space has become a neighborhood gathering place. "It will be a great match for the vibe and lifestyle ambiance we offer our residents and the neighborhood in general," he said.
